The pool is bordered by 200+ sq ft of Trex deck. A solar heater extends the swimming season. A Jacuzzi filter and chemical dispenser reduce the need for pool maintenance. We feel that if small children (as in the past) and/or if this facility was to be used for seniors the second kitchen in the basement is a much safer option. However the design took the need for a kitchen and water into consideration. The well that serves the barn is about 50 feet away and at-point-of-use hot water heaters could be installed. The facility includes a top of the line self-contained composting toilet. The toilet is manufactured by Sun-Mar (www.sun-mar.com). The Excel has been successfully tested by the National Sanitation Foundation for six months at its maximum residential capacity of four adults. Key criteria were that the unit operated without odor, and produce a clean dry compost. Basement - over the years the basement has served as a place to hold meetings for 4H horse club, a 4H club involved in craft projects, a place for Notre Dame Moms to prepare crafts for the Christmas sale, as a family room with a TV and video games for our daughters and friends. Presently there is an exercise area, large second kitchen, and craft area. There is an external hook up for a back up electrical generator. Deck we decided to build a very large deck/carport on the back of the house instead of a garage so we could continue to enjoy the views from the back of the house. The deck is built with deep inverted cone peers, filled with concrete and concrete wire. Guard rail post were placed in the concrete to serve as the base to laminate treated 2x6s to serve as the post to support the deck. The post were tongued with steel plates into the 2x12s to support the 2x10 joists. The deck is topped with Trex for low maintenance (www.trex.com). The Trex surface is nice on bare feet and only requires washing every few years. The vinyl railing is keeping with the low-to-no maintenance modifications made over the years. The four large bays under the deck accommodates parking vehicles up to a Super Duty Ford F350, 4x4 Diesel dually pickup. This over built deck was designed to support additions to the house or the entertaining of large parties without the worry of an under built deck. With the over 2000 square feet of deck and having two kitchens it is possible to hold large parties. For us it is a nice place to enjoy the view, watch mother nature and our animals, enjoy our favorite beverages on pleasant mornings and evenings. Barn - a second well was drilled to serve the Barn. This second water source comes in handy for washing vehicles and equines, filling and cleaning the swimming pool, and watering plants and the garden. The drive way was expanded to allow for the use of large trailers with enough swing radius to make it easy to drive in and out without backing up. The base and top are intentionally designed to allow large equipment access. The drive extends to across the west end of the barn and parallel to the side of the barn which can serve as trailer park points. A French drain runs from the end of the house down through the drive parallel to the barn to assist with drainage. House under gone many modifications over the years with the objective to have a very sound low maintenance home. Annual maintenance has/is done on the gas furnaces and central air conditioners by the installer. Real woods from local mills have been used for the custom flooring and trim. From the central vacuum, to ceiling fans in all rooms but the bedroom with the suspended bed, to the extra insulation in the attic to the extra phone and cable TV jacks, to the natural birch to the ceiling kitchen cabinets, the house is a quality/value structure. The walkout basement is ideal for entry on those snowy rainy days or when coming in from doing the barn chores or gardening. The under deck parking puts the first bay within 3 to 5 feet of the entry door. The in the basement garage is presently being used as a workshop but is outfitted with a garage door and the space can be once again used as a garage with direct entry into the basement. Due to the windows, entry, second kitchen, workout area, etc., we use the basement as additional living space. Some of the walls and entertainment center are finished with natural cedar shakes and/or cedar clapboards. The washing machine and electric dryer are located in the basement. However, there are utility connections for these appliances in the off the kitchen bathroom on the main floor if the bathtub is removed which converts this full bath to a bath. The floor plan has three bedrooms and bath located at the North end of the house and the forth bedroom and second bath located on the South end. The front entry is by a wheelchair accessible ramp into a tiled entry and unique natural wood floor area. This vaulted ceiling three season room has three walls of Andersen casement windows with crank out bottoms. Custom lighting and ceiling fan allow this room to be used for an additional conversation area while entertaining, and serves as an excellent buffer during winter and summer storms, and as a sound barrier to street traffic. It also serves as a source of solar heat during the cooler months. Neighbors During our search for a possible relocation site we take the time to talk to our potential neighbors. Here is a brief view of our neighbors here in Ohio at 12901 Bass Lake Road. To the North the house and out buildings set towards the back of the property. A retired gentleman raises white tail deer here and at his 100 acre farm located in Orwell. The family includes Mr. Jones, daughter & husband and girls (17 and 12). We have additional pasture for our mules & horse in a three sectioned electric fenced area on their land. The deal is, we keep the area mowed and looking pretty and they have the pleasure of seeing the animals. They are willing to extend this relationship to the new owners.To the South the house is owned by a widower. She and her husband were here when we arrived in 1975. They do not have any children and were/are like grand parents to our daughters. We take care of removing her snow and assist her on small jobs. For our friendship she lets us use her barn. The couple in the next house to the South have been here for years. Their two sons grew up here, now have their own families and live out of state. He is a construction truck driver and she is a receptionist at a local school. All of us have some holiday dinners together, help each other in times of need, etc. The house on the corner is a younger couple with a new baby, Mom is a nurse, Dad an architect. Mom used to go walking with the wifes.The three houses across the street were built within the last two years. Directly across the road is a family of five. Dad (truck driver for UPS), Mom does billing for doctors, the girls (14, 12, and 8) have adopted us. They enjoy learning about the animals, gardening, driving tractors, have gone with us to our farm to help with mowing, haying, etc. The next house is a working couple with grown children, he is the county engineer. The next house is a young couple with two very young children, a stay at home Mom, Dad has a landscaping business and is a part time police officer. Our property is located such that the neighbors land to the Southeast tees into our land. One property has horses. The subdivision behind us to the East has properties that back up to ours and one of them used to have horses. They maybe interested in letting you have additional pasturing space. We typically rotate our animals every two to three days in the 6 pasture areas. During the winter we keep them limited to the barn yard and lane. We compost our manure, add it to our raised bed garden and share it with our friends. The Area has a lot to offer during all seasons. Alpine Valley ski area is 3 miles away. It is a great place for kids of all ages, with day and night skiing/snowboarding, chair lifts and rope tows. We native Vermonters/skiers used Alpine to teach our daughters + friends to ski, keep our skills honed for skiing on real mountains. You can step out your back door and start your hike through the woods, or snowshoe and x-country ski. Punderson State Park is 5 miles away and offers x-country skiing, dog sledding trails, a sledding and toboggan hill, and snowmobile trails. They offer rooms, great dinning, an indoor pool for year round swimming, golf, and a lake for swimming and fishing. The lake has Golden Trout as well as other species of fish. If you enjoy a big lake, Lake Erie is 15-20 miles away for boat access and offers great walleye, perch, lake trout, steelhead and other fishing , boating and sailing. Aquilla Lake is 5 miles away. 7-9 miles is East Branch and Ladue which are part of the Akron water shed and offer walleye, bass, perch, and other fishing, sailing, but have limited motor size access. Pymatuning and Mosquito are about 30 miles away and also offer great fishing. Golfers have about 10 courses within 7 mile radius.Kids baseball, soccer, and football games are played on the Munson Elementry School grounds about 1/2 mile up the road. Munson has built a new park next to the school that offers a pavillon for picnics, basketball courts, tennis courts, a sand volleyball court, and ball playing fields. About 1/2 mile away on Bean Road is Nero Park and it is being developed into walking trails/nature preserve.Horse/equine lovers have lots of trails to select from that are a close trailer ride. East Branch, West Woods, Girdled Road, Burton Fairgrounds, and the Cleveland Metro Parks along the Chagrin River has many different trails from the Polo grounds to Squires Castle. The riding ring in the back 40 offers you the opportunity to ride and train your equines. About 1/4 mile south is a brand new boarding stable with a very large indoor arena. The owner was/is into Morgan's and training horses in both riding and driving and gives riding lessons. About 1 1/4 miles north is another stable that focuses on dressage training.Bikers, hikers, snowmobiling, walkers, and equestrians have close access to a number of sites that are converted railroads. The longest one starts in Ashtabula and travels north and south and will end up in West Virginia. Geauga and Lake Counties have some trails and are expanding. Typically these trails are blacktop with wide gravel sides and parking and bathroom facilities at differing crossroads.Geauga county is known as Little Peru due the large number of Alpaca and/or Llama businesses/hobbyist. Buffalo and White Tail deer are also raised in the area as commerical ventures. If you enjoy stepping back in time we are located within 10 miles of the third largest Amish community in the world. They provide a pool of excellent crafts people and products that are not available everywhere.Chardon/Munson have excellent schools. The local area offers 2 year degrees at Lakeland or Cuyahoga Community College - 15 miles. Kent State has a local campus 8 miles, Cleveland State and Case Western in Cleveland 35 miles, John Carroll University, Ursuline College and Lake Erie College 20 miles, Hiram 30 miles, Baldwin Wallace 50 miles. One daughter attended Kent State, Kent State local campus, Lakeland for an associates in business and later recieved a BA in English from Cleveland State. The other daughter went to Hiram them to Lakeland for a 2 year degree, and to Cleveland State finished with a 4 year degree and has one more class left for her masters at Cleveland State.Cleveland sport teams, the Rock & Rool Hall of Fame. Space & Science complex and other city attractions are about 35 miles away as is Geauga Lake amusement park. The very large and well known Cedar Point amusement park is located near Sandusky and is about a 2 to 2 1/2 hour drive.
